Selection of office for company registration

Kind of activity

The office should correspond to the type of activity. If you register a real estate agency and you do not have desks, stands, or brochures in the office, work permits and visas for employees may be refused.

Again, for some types of activities there are special requirements, such as the presence of a warehouse with a separate entrance for food imports, the availability of special equipment, the availability of fire suppression systems, etc. Before renting an office, check if you can equip it in accordance with such requirements.

Separate entrance

If in one building there is a residential part and a commercial part, a separate entrance to the office premises is required.

When placing several companies in one office (whether on one or several floors), it is necessary to have a sign of each company at the entrance to the doors or on the wall near the doors. If one of the companies is located on another floor, a sign should also be placed at the entrance to its office.

How many companies can be placed in one office?

It all depends again on the type of activity of the companies and on the number of employees. For example, three companies, 2 foreign employees each, located in the same office with one room of 40 meters, will look doubtful. By law, 6 foreign employees mean company have 24 Thai employees. Even if they all work outside the office, but 3 Thais must be in the office. 9 people and 9 desktops on an area of 40 meters will be hard to fit physically.

If the company does not plan to make work permits, then the "capacity" of the office increases significantly.

Do not forget to sign a lease (or sublease) agreement on behalf of each company located in the office.

What documents to request from the landlord?

  • To register with the Social Insurance Fund, the company will need the following documents:
  • copy of Chanot of the office (both sides)
  • copy of the house book
  • copy of the ID of the owner of the office / copy of the company papers for the company (DBD)
  • copy of the house book of Landlord

These documents must be requested from the lessor before the conclusion of the lease agreement. If there is a lack of any documents after the signing the contract and deposit payment, this can be a problem.

Purpose of premises

Be sure to check whether the premises can be used as an office before renting. An apartment in a condominium can be used as an office if it is reserved for commercial purposes, such apartments are mostly located on the 1st floor of the building.

If you want to rent a house or townhouse in the village, to clarify the organization of the company in such a house is necessary in the management company of the village.

Do not combine office and living quarters. If you work and live in the same house, there must be a separate entrance to the residential and commercial premises.
